The Department of Municipalities and Transport (DMT) has introduced the ‘Your Home, Your Responsibility’ campaign to address overcrowding in Abu Dhabi’s residential properties. The initiative emphasizes compliance with occupancy laws, ensuring that property owners, investors, and tenants follow proper housing regulations.

Key Objectives of the Campaign

The campaign focuses on:

  • Complying with Property Occupancy Laws to prevent overcrowding.

  • Registering Rentals in the Tawtheeq System to ensure legal tenancy.

  • Preventing Unauthorized Subletting to safeguard tenant rights.

  • Ensuring Vehicle Registration in Mawaqif Zones to regulate parking.

Inspections and Penalties for Violations

DMT has intensified inspections to detect overcrowded properties. Non-compliance may lead to:

  • Fines ranging from Dh5,000 to Dh500,000 for first-time violations.

  • Repeat offenders may face fines of up to Dh1 million.

  • Suspension of Tawtheeq contracts and accounts for landlords and investors.

  • Impounding of non-registered vehicles parked in residential Mawaqif zones.

Tenant and Landlord Responsibilities

Tenants must:

  • Avoid renting properties through unauthorized subleases.

  • Verify that their rental property is registered in the Tawtheeq system.

  • Ensure their vehicles are correctly listed in Mawaqif zones.

Landlords and property management companies should:

  • Provide approved housing for lower-income residents.

  • Ensure all rental agreements comply with Tawtheeq registration.

By raising awareness and enforcing strict regulations, DMT aims to improve living conditions and protect tenant rights across Abu Dhabi.
